Why I call the Village Cooperative of Le Sueur a happy home: It is close to the library and downtown. It is quiet, clean and friendly. There is a guest room available for any out of town guests one might have.

The Village Cooperative has been my home since it opened. The Co-op is a secure building with intercom entry. It is a very quiet building. It is a good feeling to know that others are around in case of an emergency. I still feel very independent and one's privacy is never compromised. There is no charge for use of the washers and dryers. It is nice to have access to the Exercise Room and the whirlpool.

Co-operative living represents a new concept in housing. The Village Co-operative of Le Sueur is co-operatively owned and governed by it's resident members on a not-for-profit basis. With the purchase of an apartment, the resident owns a share in the building.
Monthly charges cover a member's proportionate cost of:
- Principal, interest and mortgage insurance premium.
- Management and operations of the building and community.
- Building repairs, maintenance and replacement of common area property and apartment appliances, carpet, standard window treatments, and mechanical-electrical.
- Property Tax
- Water/sewer, common area electricity, heating, and housekeeping, cable TV, trash collection, snow removal and landscape maintenance.
- Fire and extended coverage insurance including common area liability.
- Reserve funds for general operations and replacements.
